Investment Real Estate Financing and Valuation - Part Two (ASM604)

Successful completion of this course is required for the CPM ®designation.
Learn how to determine the performance of real estate assets using a variety of measurement tools and approaches.

- Discounted cash flow, valuation and investment return: DCF analysis vs. capitalization, market value calculation, investment value calculation, different measures of investment return

- Taxation: Overview of taxation and its impact on real estate investments
- Discounted cash flow and leases: Financial impact of lease concessions, lease proposal comparisons using DCF analysis

Calculator Required: The HP10BII financial calculator is required for the Asset Analysis courses. Course materials illustrate keystrokes for this calculator only. Students must have a working knowledge of the operations and functionality of the calculator. Download the “HP10BII Financial Calculator Quick Reference Guide” at www.irem.org and review it prior to taking this track.
Laptop Computer Strongly Recommended: In addition to the use of a calculator, course materials include a CD-ROM containing Excel® spreadsheets to facilitate hands-on learning in the classroom. Students who wish to maximize their course experience are advised to bring laptops to class. Laptop computers should have a CD-ROM drive and Excel® 2000 or a higher version. Analysis ToolPaks, plug-ins that are included in Excel® versions 2000 and higher, should be installed prior to attending class.
IREM recommends taking FIN401, ASM603, ASM604, ASM605, and BDM602 in consecutive order. ASM603, ASM604 and ASM605 are offered together as the Asset Analysis track.
